Care Homes Consultancy Services
Consultancy will be tailored to the individual
needs of the client. However, the following is indicative of the
type of advice that could be typically provided under such circumstances.
Initial advice
Advice on the acquisition and operation of a care or nursing home.
Identification of client's criteria (ie new/existing; with or without
nursing, preferred size/locations etc).
Formal brief
Prepare formal proposal (brief) to client's criteria if required.
Property search exercise
Utilising additional resources from our partner
organisation where appropriate.
Visit the specified area of geographic search and identification
of those parts that would meet preferred geographical criteria.
Identification of any premises/site currently on the market through
"For Sale" or "To Let" boards and obtain details
from the appropriate agents.
Registration of your requirements with selected agents (it should
be stressed that details of our client will be withheld until such
time as a specific premises/site has been identified). Approaches
made to Business Transfer Agents (where appropriate) know to us,
specialising in the sale of the relevant type of facility required.
Inquiries with relevant Local Planning Authorities to ascertain
whether there are any outstanding planning applications, etc.
Submission of brief report summarising approaches made, responses
received and options/recommendations for further action.
Obtain further instructions as to specific premises/sites to acquire.
Arranging visits and carrying out inspections of specific premises/sites,
such inspections to be jointly made with a nominated representative
of client, if appropriate. Undertaking negotiations to acquire the
selected premises/site.
Provision of a detailed report on the selected premises/sites and
the outcome of negotiations. Taking further instructions from client
and concluding negotiations with vendor or vendor's agent.
Preparation of Memorandum of Heads of Terms and a briefing with
Solicitors. Advice through to completion.
Registration consultancy
Alongside the acquisition of the property/site, registration under
the new Care Standards Act will be required. The nature of our assistance
can include the following:

negotiations with the local NCSC Office;
|

|
provision of application form;
|
|
|
preparation of application form as required;
|
|
|
advice and co-ordination of additional information/documentation
required;
|
|
|
site inspection of premises to be registered;
|
|
|
preparation of application and submission to NCSC.

Additional service may be required, examples are:

site plans, floor plans or layout drawings as may be required;
|
|
|
any fees, or changes required by others;
|
|
|
the preparation of any documentation or information required
by others, this includes Policies and Procedures, photographs
and consents.

Operational consultancy
Further ongoing operational advice is available
in connection with the home or site.
Project management
Utilising additional resources from our partner
organisation where appropriate.
Full project management services for both new build and refurbishment
of existing buildings. The service can include feasibility study
and cost planning, design, planning and building regulation submissions,
preparation of tender documents including specifications and schedules
of work, building contract advice and preparation of building contracts,
contract administration, monitoring of works on site and cost control,
including agreement of final account.
Fees
Fee charges are available upon request and are
tailored to each clients specific requirements. The initial meeting
to discuss your needs is available at no cost at which time a brief
will be prepared with costing.
